So thank you again for having me on.

So the creative financing is absolutely amazing.

And let me tell you a quick story of how I really got into investing.

And, and then at the same time, I'll walk you through all the creative financing I've done.

I've, I've,

counted, I want to say it was like 17 different ways of getting financing to buy real estate.

Now, when I first got started, I didn't know any of these.

I just knew what most people or everybody knows.

You get a mortgage broker and a realtor and you put them together and you buy a house.

Well, that's just one of many, many different ways to get financing.

Well, let me share quickly a story of what really shoved me or got me to become a real estate investor.

So I'm going the same path that we're all taught.

You know, you go to school, you get good grades, and then you take those good grades.

You go to college, university, getting thousands and thousands of dollars into debt and get a piece of paper called a degree.

And you go try to find a career somewhere and work 40 plus years of your life, retire at 65, seven years old and live on 40 percent of what you managed to save that entire time.

Working at JLB is what I call it because you're you're it's a JLB.

You're living just over broke working at JLB.

Well, I'm doing that exact same thing.

And I get the most stable, secure job.

Remember, I'm really risk averse.
