That high density housing is just something that we simply don't have.

And just hearing you mention about land, we actually don't have a lot of land to develop right now.

uh which is quite interesting so no i wouldn't say there's a there's a lot of construction happening there's a few kind of smaller subdivisions and things going on but um i certainly know the council have been working for quite some time now um about considering doing some some rezoning to enable some more high density housing higher density housing which is what we need really like there is a housing shortage down here so

That's going to help, but I think it's still work in progress.

I'm not entirely sure everything's been finalised yet, but yeah, I think rezoning of some sort definitely needs to happen to allow for some high density housing.

And to be fair, if we do go down that road and we do get into that high density situation, that's going to be a real mindset change for people down here as well, living like that, because

I know I sold, we had one apartment on the market.

There's only like one block of apartments down here in Invercargill.

And it was really hard for people to get their heads around living in an apartment because we like our neighbours to be far away.

So it's going to be interesting when all that does happen, if it happens.

Not yet, but it is work in progress.

We're sort of in talks at the moment just in our Invercargill office about just making a bit of a change to potentially launch listings onto our local website first and then push them out onto the other portals after that.

I think some of our other offices in New Zealand are having some really good results doing it that way.

So, yeah, that's something we're looking into.

It hasn't started yet, but we're certainly looking at it.

But, yeah, you're right.

I mean, Ray White certainly is –

um as a heavy hitter when it comes to technology access to amazing technology we've got a new system called nurture cloud which has all been rolled out in australia we've sort of got the first part of it the second um the second module will be rolled out in new zealand sometime this quarter um and there's a big ai element to that it's it's very cool so yeah we're pretty lucky

how has that changed or how does that look right now maybe maybe go straight to you james and get your take on that um i think i think the new crm system that i mentioned um nurture cloud has certainly made it easier to communicate with large groups of people
