Well, the type of property, I should say, is kind of manifesting from what you want.
And having the right expectations, I think, is absolutely essential.
I think prices are
lower than they've been for so long.
So many markets are on sale.
So you can lock in a really low debt on a piece of real estate right now in a really great locational market.
And interest rate is cheap-ish, but it's expected to increase.
So the factors are prime to buy now.
And if you don't buy that particular house now because of having the wrong expectations, you could end up buying that exact same property in a year's time for the exact same land, same house, but for a truckload more.
So I think having expectations, the right expectations is really important.
I don't know, are you seeing that on your side on the lending, Mike?
Like whether deals are not quite going through because of missing expectations?
One thing that I'm seeing a lot of in the market, so this is take this pro tip, like don't lose, do not lose a deal for $10,000, right?
So it's the price of a, I worked it out, it's an oat latte.
It's more expensive than a milk latte.
It's like an $8 or $9 per week cost.
If the difference were between you not winning a multi-offer or getting a deal or not getting a deal, $10,000 of increased debt equates to around $8 or $9 per week.
So does that materially change the lifestyle?
No, not if the property is going to be positively get.
So definitely stick to that long-term view.
