And the other one is whatever they set as their first expectation of price, if they're massively off the mark, having a thought of, oh, relative to that price, I've come up a lot, so I don't want to go another 10K to win the property, is only setting yourself up to not win.
Make sure that your reference points and your expectations are set.

You know, what's your outcome?
It's really natural.
You know, if you live in Auckland, you think, oh, I'll look for an affordable area within Auckland.
There's that familiarity and that comfort of the neighbourhood still.
There's a lot of that.
You probably both see that as well.
This mentality of I might want to drive around and just go check on them.
well, what are you really going to do?
Is there any value in that?
You do it once.
So that mentality is still there.
Really important if it's an investment property to think about what you want as an outcome out of it.
