I definitely have seen a massive swing in the last year to a lot of new build owners essentially coming to hunt for cash flow.
So adding value to offset those new build cash flows.
And that is always down country.
So there's a massive population drift outside of Auckland as well, like ex-Auckland, where people are moving.
The population is moving for affordability down country.
So the demand is also growing there.
yet you can achieve much better cash flow down country.
So I would say there are certain areas on sale at the moment, one being Wellington, because we're getting into that latter part of the year towards the election.
It's like a fire sale at the moment.
If you can have the right people in place where that property is to buy, renovate, rent out,
then you don't need to be thinking about driving around to see it at all.
I would say the provinces are winning, even the servicing towns, the sort of satellite towns to those regional centres.
It's really interesting when you get the knowledge about places like that, you can see which areas are really interconnected.
If you look at them on a map, they look completely separate and in isolation.
Oh, here's that one trip pony town.
But you need to speak with the locals.
