And actually, Tady's our new coach who's joined us and we jumped down to Palmerston North for our last Renault roadie.

And she has only been in the Auckland market.

And we were with this real estate agent and we looked at a couple of houses and then she said, oh, so what's the price expectation on this one?

And the agent said, oh, ideally it starts with a seven.

She goes, seven?

This only starts with a seven.

So that affordability is quite shocking.

She said, I feel bad for Aucklanders.

Literally, that's what came out of her mouth.

So if you're looking for cash flow, if your liquidity, if your servicing is what you're after, then the regions are winning for sure.

Location-wise?

Okay, so Palmerston North and the Manawatu region definitely have been thriving.

Wellington is, you can get a lot of bang for buck there.

Yeah, historically that was fantastic.

Well, it still is fantastic for cash flow and returns.

However, Gisborne was one of, if not the most hard, hardest hit for the rental drop that we definitely saw last year and it has not recovered.

So prices are down, but rents are equally down.
