The first one I invested in, I lost $25,000 on it.

Warren Buffett's the value investor, and it's true across the board no matter what you're investing in.

So investing in real estate means I haven't bought anything since 2018.

It did not fit my methodology and still doesn't.

I can't find anything that fits my requirements.

We can do anything.

If your outgo exceeds your income, your upkeep will be your downfall.

But I do want to comment on credit cards.

I use credit cards for everything, have for a long time.

But never would I charge more than I could pay off when the bill came.

And not only that, I use reward cards.

And the biggest reward in any one year was $4,750 when I was in the peak of renovation of houses.

And I mean, I get a check every couple of months from one of the banks for my credit card rewards now.

I've made all kind of money on my credit cards.
