Uh uh my name is Stuart Thomas Gerstacker and uh I am uh I work for LOC Consultant Civil Division and we are representing the owner of uh forty three oh two Knuckles Crossing in
Zoning case C fourteen twenty twenty five O six five.

And I realize I don't have the I don't have access to the video, but uh I mean basically the deal is we've got this
We've got this curve around Knuckles Crossing.
The owner is offering a twenty foot right away
Dedication and roadway expansions, because right now it's just two lanes.
And so right now this is a dangerous road.
If we put this project in without changing the road, that would be that would be unsafe.
I agree.
Everybody agrees.
But city staff has made it clear that we can't put this project in without widening the road and that this is a site plan issue that will get worked out at the site plan phase.
Uh if we go along with our recommendations, the city will go ahead and change the thirty-five mile an hour sign over here to twenty-five miles an hour because this curve, according to the transportation criteria manual, should be set at twenty-five miles an hour.
Also, we're proposing a right
turn deceleration lane that's more than long enough to meet sight distances and also a left turn lane so that people coming in and out of this development won't be conflicting with the through traffic.
