So that's why you're saying like, well, we've got some clients that just do sell one house a month, some that sell 200, it doesn't, there's no, they don't have to commit to anything other than the fact that like, you know, if this sale goes through, then they pay you a certain fee, I guess.

From an estate agent's point of view, it's really just about whether they believe that you can deliver as good a service as they could do internally.

If you can, then it's a bit of a no-brainer really for them.

I know you mentioned earlier, like, you know, the estate agent should get the seller to complete all their forms and pick their solicitor.

They should be doing all that stuff at the point whereby they're getting the property ready for sale, really, if they're serious.

Again, I guess it's another filter, isn't it?
