But a lot of estate agents have already got a relationship with a solicitor, but it's not until we've been working with them for a few months that we're like, actually, they're not as good as you think they are.
So maybe reconsider the law firm that you're working with.

Yeah, I think you should be more conscious about, I do understand from a sales negotiator's perspective, if you've done 50 viewings on a property and you've got one person that's interested, you're trying to get it over the line.
But
then you're just going to give yourself months' worth of work.
And it's going to fall through, yeah.
So I think just being a bit more conscientious when you're tying up the deal to start off with trying to get recommended solicitors on both sides.
I once worked with an agent who used to get recommended solicitors on, I would say, about 90% of both sides of his cases, and his deals were so good to deal with.
We were still needed because you still need that –
go between the buyer and the seller.
So yeah, trying to get solicitors on both sides.
And I really think educating vendors and getting them legally prepared before they list, that will shave two weeks off of a transaction.
