There used to be a certain law firm that when I was an estate agent, if I had them on one of my deals, I would shudder.
But actually that law firm's really turned things around and we don't get complaints that much about it anymore.
So I think conveyances have given much more of a hard time than...

I think it's about how we interact with conveyances because I think a lot of estate agents will go, have draft contracts gone out on this?
you're talking to a human being do you know what i mean so our communication is very but our communication is very you know friendly and and and respectful and would make somebody want to want to reply if you're just hitting somebody with i want an update from you that's when you don't get it do you tend to find that uh you sort of recommend particular conveyances to maybe a an agent you you're yeah bringing on board to say like these tend to work best with us and

Sometimes a buyer or seller just needs a legal voice.
And if it's a conveyance that we've got a relationship with, we can say, look,
I'm having this problem.
Can you just have a chat with them?
And coming from a solicitor rather than an estate agent, they hear it differently.
