The first mailing that we do, we include statistics about sales on their particular lake for the last 12 months, but then we also track back 10 years.
And then included in that, we also, there's a cover letter with a narrative and some statistics.
There's page two is a market report that shows the amount of inventory in each price range and the amount of pending sales this year versus last year and also the amount of solds.
And then we include either, there's three different third of a page
inserts it's on a heavier stock paper where we either offer a free market analysis uh a room by room home audit or we have a way that they can sign up for listing alerts on their lake and everybody you know they go to zillow what's what's unique because we're just selling lake property
If you set up a search, you typically set it up by zip code or by city.

Well, some of these late, well, first of all, if you do that and you live on the lake, you're getting informed about all these properties you don't care about.
So us setting up a custom search for those homeowners, that means that my face and my email is in front of them at least 10 times a year.
And when they get ready to raise their hand,
to get the call and so the direct mail is we spend about a dollar per mailing because we do a first class stamp yeah we mail it to the to the location where they get their property tax bills because many of these are second homeowners and i've had people call me up that have saved 10 of my free market report of course right and they they turn them into me when we meet
And and or in the case of when someone's deceased, their kids will find one up on the fridge and call me.

And the direct mail, I think, is so overlooked.

And the amount of mail we get even anymore is half of what it used to be, maybe.
