So I think the borrowing capacity is going to impact people a little bit more
than people realize now.
So I think some people may buy to live in as a necessity now because their borrowing capacity isn't there as an investor, but whether it's still a good idea will really determine on you and your goals, what your strategy is and what you can do.

I'll give you an example.
So we have a gentleman that was actually pre-approved at the time that the budget was announced.
So it impacted him in real time.
He was on, I think it was around $100,000 a year, lived at home with his parents.
And his parents were offering a parental guarantee.
So he didn't have a deposit.
They were offering a parental guarantee for him to buy an investment property.
Now, the negative gearing side of things weren't the reason he was buying a property.
It didn't impact his decision whether he would buy or not.
He decided that he was going to invest in property and the fact that he was going to use this time living at home to be able to go down that road.
Now, the real impact for him, and I don't know the exact figures, but let's say it's around the fact that he can't negatively gear that
property now against his PAYG income.
So before, if he say got a $10,000 loss on that property for a year- And how do we get that loss?
Okay.
So it might be, there might be a rental income that comes in from an investment property, and then you might have expenses.
