So interest on your property, but also things like

rates and insurance and what you're actually putting into that property a year minus what you're getting from rent, that might be a deficit.

So let's just say that's $10,000 a year.

Well, if this certain person was on $100,000 a year taxable income, that $10,000 before the changes would have come off his taxable income and he would be taxed differently accordingly.

But I guess post-changes, it can't come off your PAYG income because

but it can still come off other income in that property class.

That's right.

So you can, I guess you could kick the can down the road.

The loss can be trapped in your tax return against that asset class.

And let's say that property is negatively geared for five years.

I don't know how long it's going to be negatively geared, but it's always the assumption that eventually the rent is going to increase and their costs are going to decrease as time goes by.

So eventually you're going to make money from that property.

And that's where you start to trap those losses and down the track, you'll be able to offset those against the gains

That's right.

And if I have a look at a typical investor's portfolio that might be in clients that we see, there might be some properties that are positively geared and some properties that may be negatively geared.

And in this new climate, you could offset the gain against the loss.

Yes.

However, this particular client that we just talked about, the $100,000 lived at home with his parents, the negative gearing in the bank's calculator is going to impact him more than the real thing.

So his borrowing capacity has now decreased and what he can buy has changed.
