So they're doing everything at 8% if it's at 5%.

That's actually going to really impact some clients of whether they buy for investment or whether they buy to live in.

So the proposed changes, and this is from properties exchanged from the 12th of May, 2026, if you exchange from before old rules, after new rules, the negative gearing can't be used for existing properties.
So if you're an investor going to buy a new property or you're going to build a property or buy a property that's never been lived in, you are still under the old negative gearing rules, which means you might be able to have it, your mortgage broker might give you a servicing calculator as a rent vestor and say, this is what you can borrow if you buy an existing property.
And this is what you can buy if you build a property or buy a brand new property.
And we don't know yet.
The changes haven't actually taken effect yet.
But we know from doing our own calculations that is really going to impact what people do because it will affect what they can do.
