And that's something when you sit down and work out your strategy that you'll decide and that will sort of form your buyer's brief of what you want.

Yeah, obviously the more money you put into it, the less of the holding costs are going to be.

I think that borrowing capacity is definitely entering the chat and I think people may need to, you know, make some small pivots in their strategy based on what they can do.

So if you've seen a mortgage broker six months ago and you're considering what your borrowing capacity is now, it's changed and you need to work that out again.

So you do need, and your strategy may be impacted by borrowing capacity, but whether you, how to cover losses until it becomes positive.

Well, the way to cover losses is either to have enough income to cover them or to have enough money withheld.

So you might have a larger deposit and you might hold back some money

to cover that.

So let's say you are buying a property and holding back $50,000 to leave in an offset account.

Well, you're not going to be paying interest on that $50,000 while it's sitting there, but you might be covering the cost of hold to that property by the money that you've saved and retained in an offset account.

And then when it becomes a positively geared property, well, that's when you'll get the benefit of those losses you've had before.

Yes.

I think a lot of investors were already building properties before this budget change.

I do think more investors will lean towards new property as a result because

I think people maybe with a bigger property portfolio will probably have the freedom of choice, but I think a lot of new investors will actually be guided by what they can do.
