I do worry about the type of people that are going to profit from the new builds, but I think it's really important if you're going down the new build road to really understand who you're getting the advice from.

who's getting paid and how they're getting paid.

How is somebody giving you the advice on a property when it's the person building the property paying them?

So I just think you've really got to understand and go in with your eyes open of who's getting paid for this transaction and is the property worth what I'm paying for it?

And when you're – especially as a first home buyer, when you're buying land and building or doing any sort of construction, there's more risk than another way because let's say you're buying land and it's registering in six months' time.

Well, your pre-approval only lasts for three months.

So you need to make sure that you can also get finance again in six months and there's no way to do that unless you wait.

But you've got to make sure that your circumstances haven't changed in that time.

I think if I was buying land and building as a first-time investor and a first-time buyer, I would probably want to know that the land was ready when I was buying it.

Yeah, and I think when there's first home buyers that are buying land and building, if you understand the risks and you can mitigate the risks.

So, you know, for example, that land might not be registered for two years.

You need to go, what's in our plans for the next two years?

Are we planning anything that might change our or, you know, impact our ability to get finance?

Because more often than not, when people are buying land and it doesn't register for a long time, that land actually goes up in value and there's some really big wins.
