So you are right, there is catastrophic impacts, but I think some people have to take the risk because that will be the only way to move forward is to buy land and build.

Let's go back to that scenario that I was talking about, that gentleman who was on $100,000 a year, living at home with his parents, rent vesting, but his borrowing capacity has just been blown out.

So he can't buy existing.

He's probably going to be doing land and build, but his risk is mitigated by the fact that he lives with his parents.

So he can cover that cost.

If that build blows out 12 months, he can cover it.

So I think, do I say not to do it?

No, but I say you've got to have your eyes open and have plan B's and C's.

And off the plan units, you've got to have even more research.

So to really understand all of the risks involved and to think about what would I do if this happened and have a plan in place before you start the process.

But I still think the biggest risk is not taking action.
