Now, if I think about the clients 10 years ago that built properties, both for investment or to live in, first-home buyers that built properties, were there stressful times with delays in land and contract issues?

Absolutely.

There were stresses and there were risks.

But are any of those people looking back 10 years later and saying, oh,

I'm not happy I bought that property, none.

And I think a lot of people in that timeframe, if they didn't buy and they're trying to buy now, would find it a lot harder and are taking a lot bigger risks by buying properties that have doubled in price.

Buy at a discount.

Time.

And we actually had a guest, John and I had a guest on this property last year who had lost their 10% deposit by buying off the plan.

And the reason he lost his deposit was that the property valued $60,000 less than

Outrageous.

At the time that it settled.

Now, they're the risks that are big.

So those off-the-plan purchases, go back and listen to that episode before you buy a property off the plan because that was a 10% deposit.
