And and and I think, you know, we were just talking about this earlier today with you know, I was talking about it with Aaron Beck and some other colleagues, that that that the closest correlation right now seems to be between bond yields and oil prices.

Uh so really, you know, wha whether whether uh crude you know stays above a hundred, gets back down, goes up further, that might be the most important variable in the near term.

But I do want to call out, again, that that that the

Move thus thus far as of when I'm talking was that the Fed did hike, but longer-term bond yields came down a little bit.

So that's just a reminder, too, to investors that uh things don't always move in a straight line as you might expect them to.

I mean, I think one reason that yields on bonds are up is because the Fed is going to be hiking.

But the question is whether or not those Fed hikes will achieve their goal of slowing the economy at some point, which then happens.

Uh and then ultimately that means that interest rates can be lower in the future.

That's that's in some ways sort of sort of the goal.

But of course you don't want to overshoot it and cause a recession to head.

So uh it's a tricky job being at the Federal Reserve.

Yeah, so whatever the Fed was going to do at this meeting already, because tenure yields have gone up quite a bit, you know, they've crossed that 5% threshold recently, that's what really matters for for real estate investors.
