Not much. What's happening with you? Well, you were looking at a house. How's your house exploration going? Yeah, we're looking for a house. We're trying to move back to the Lexington area now that my wife is almost done with PA school. That's going to be amazing.
How is house hunting? Because every day that I get into my email, I see more and more Zillow alerts.
Yeah, there's more available. I will say the ones that are like maybe the house you're looking for that's like plug-and-play, turnkey, you're going to get into the house, and those go very quickly still. You know, still go very quickly. But there is more options out there if you have some vision. Like if you say, hey, we could do this or we could do that to this house to make it work, then there's definitely more options coming, and prices are coming down a little bit. So you're seeing progress, but rates have not budged significantly. Rates have not budged, so that's the hard part. You're going to be paying more on your month-to-month payment, but I still think those rates will come down at some point.
Or prices are going to come down to reflect the higher interest rates.
A perfect storm would be additional supply, waning demand, and lower interest rates. Yes, exactly. And that would work out well for you. Absolutely. What do you think?
I'm not living in my parents' basement. Just think about it. Free rent? Free childcare? It's still my parents' basement. I am showing it to your sister next week. No, I'll take it.
And I'm sure there's many listening that are in that same camp. I think it will come. I mean, we've been talking about this for years, but I do think there will be a time. I know that when we started this podcast, it was like markets were ripping. I mean, this was like 18, 19. Everything was great. And I just kept remembering saying, because we'd get these questions like, should I leverage everything and buy stock here? And I was like, listen... Number one, no, ever. Don't do that. But number two, we are going to go through difficult time periods at some point. And it was like pounding your head against the wall. Well, then COVID arrived. Now, it only lasted three months. Not COVID, but obviously the market declined.
And obviously it came into fruition. Then we had 2022. Markets were terrible. So we've gone through some various market cycles. But my goodness, we have not gone through a real estate cycle at all.
Exactly.
They certainly take longer, but it will come and I'm sure we'll be talking about it. And, you know, there'll be opportunities. We'll see if people ultimately take advantage of them. All right, let's jump right in. We got some housekeeping odds and ends. We have been asked in the Facebook tribe, by the way, if you're not in the Facebook tribe, you should join it to where all the cool kids hang out. Of course, those are. The cool kids that are still on Facebook, which really we're not the cool kids, but whatever. Yes, we are. Facebook tribes rocking and rolling. And somebody asked me, it was kind of humorous because I didn't think much about it. And somebody's like, are we ever going to talk about the fact that Daniel's no longer on the podcast?
And there was like almost this air of, is there a conspiracy theory going on here? And I was like, oh, my goodness, we have not really addressed this. And so I messaged this or I put it up on. I said, no, really nothing of shock and awe here. Daniel has been really floored. We have a lot of amazing things that are going on with our business. And he has really just chosen the fact that that is taking the majority of his time to take a break during the day. come into our studio, cut a variety of podcasts, has really not been on his plate. Plus, we have had unbelievable new talent with both Logan and Allie, and so it's not been that necessary.
