What procedures does the Board follow to open the public meeting?
Good morning, everyone. The uh February eleventh, two thousand twenty six meeting of the Fairfax County Board of Zoning Appeals will please come to order. Are there any matters to be presented by members this morning? If not, I'll review our procedures for those of you who have not been here before. Once your case is called, if you would please step forward to the microphone and I'll ask that anyone who wishes to speak to that that particular case stand, raise your right hand, face the clerk. On your left take an oath. Once that's done, the applicant will be asked to state their name and address for the record and whether or not th they uh reaffirm the affidavit as previously submitted. The applicant will then be asked to have a seat in the front row or listen remotely while we get the location and a report from staff.
Once we've heard the staff report, the applicant will be given up to ten minutes to give their justification for whatever it is they are seeking today. I emphasize up to ten minutes because we do have these detailed staff reports which contain the justification in them. But do feel free to add to that if you'd like to do so. I'll then ask if there's anyone who would like to speak to the application. If you've not already signed up to speak, please do so at the clerk's desk on your left in advance of um your case. Each individual speaker will be given up to three minutes in which to speak, but if you represent a citizens association, you will have up to five minutes. Once you've spoken, uh you cannot come back to speak unless asked to do so by a member of this board.
With that said, we can go ahead and get started. Um This morning with our uh Consent items which um are approval of the january fourteenth, two thousand five minutes. And if without uh Objection, I will just move those uh be approved. If I get a second? I'll second. Okay. All in favor? I okay great. Um so that carries uh by vote five to uh excuse me, four to uh to zero. Our first item scheduled for um public hearing this morning is the matter of Gina S. Healy and Joseph P.

Good morning, Madam Chair and members of the board. I'm Brandon Leska for the Department of Planning and Development, and behind me are Jeff Fish and Demisha Theseia from Land Development Services. The applicant requests reduction and requests special permit for reduction of setback requirements to permit an addition five feet and an open deck six point three feet from the southeast side lot line. The 13,697 square foot irregularly shaped interior lot is located at the bulb of the cul-de-sac on the southern end of Anamore Drive, off Berkshire Woods Drive and Westbrook Drive, just west of Fairfax County Parkway, between I-66 and Route 29 in the Berkshire Woods subdivision in Fairfax. This property and the surrounding properties to the north and west are zoned R2C, while the properties to the south are zoned R1 and PDH2, with the properties to the east being zoned PDH1 and PDH two.
All the properties to the east are being zoned PDH four. All are developed with single family detached dwellings constructed in the early two thousands. It should be noted that the that the applicant's property also abuts parcel A immediately to the east, which consists of undeveloped wooded land owned by the Berkshire Woods Homeowners Association. The majority of the property is located in a two thousand three mapped Chesapeake Bay resource preservation area associated with a little rocky run as can be seen here in the green shading.
