What are the opening procedures and rules for the Fairfax County Board of Zoning Appeals meeting?
The june twenty fourth, two thousand twenty six meeting of the Fairfax County Board of Zoning Appeals will please come to order. Are there any matters to be presented by members? If not, I'll review our procedures for those of you who have not been here before. Once your case is called, please step up front to the microphone and I'll ask if there's anyone wishing to speak to that particular case. Anyone who wants to speak on that matter if they'd stand, raise their right hand, face the clerk to take an oath. Once that's done, the applicant will be asked to state their name and address for the record and whether or not they reaffirm the affidavit previously submitted. The applicant will then be asked to have a seat in the front row or listen remotely while we get the location and a report from staff.
Once we've heard the staff report, the applicant will be given up to ten minutes to give their justification for whatever it is they're seeking today. We emphasize up to 10 minutes because we do have detailed staff reports which contain the justification in them, the initial justification. But feel free to add to that if you'd like to do so. I'll then ask if there's anyone who wishes to speak to the application. If you've not already signed up to speak, please do so at the clerk's desk on your left. Each individual speaker. will have up to five minutes or excuse me, will have up to three minutes in which to um speak, unless you represent a citizens association, in which case you'll have five minutes.
If there are any speakers in opposition to the application, the applicant will have five minutes of rebuttal time. Once uh you have spoken, you cannot come back to speak unless asked to do so by a member of this board. With that said, we have uh uh admin a consent item um to call or to address before we call the public hearing portion of the um agenda. So we have um One matter on the consent agenda, um today for Hajuri Cad Cadka? Doing business is K and K family daycare, family home daycare. No family day, home. Excuse me. Good morning. Good morning, Madam Chair and members of the board. For the record, this is Megan Riley with the Department of Planning and Development. I'm here to present the following application requesting a reduction in setback requirements to permit a side addition and a reduction in setback requirements based on errors in building location to permit a side yard shed to remain. The subject property is a seventeen thousand five hundred sixty one square foot wedge shaped interior lot located on the cul de sac at the southern terminus of Bonnie Mill Lane, south of the Franconia Springfield Parkway and west of Backlick Road in the Bonnie Mill Acres subdivision in Springfield. The property and surrounding lots are characterized by a mixture of open lawns with mature trees and vegetation, especially along rear property lines.
The property and surrounding lots are currently zoned R three and are planned for two to three dwelling units per acre. It should be noted that the subject property also abuts federally owned land to the south and HOA owned land open space to the east. The applicants purchased the property in May of 2025.
