Good morning. The july eighth, two thousand twenty six meeting of the Fairfax County Board of Zoning Appeals will please come to order. Are there any matters to be presented by members? If not, I'll review our procedures for those of you who have not been here before. Once your case is called, if you would please step forward to the microphone and I'll ask anyone that wishes to speak to that particular case, stand, raise the right hand, face the clerk on your left, and take an oath. Once that's done, the applicant will be asked to state their name and address for the record and whether or not they reaffirmed the affidavit as previously submitted. The applicant will then be asked to have a seat in the front row and um
While we get a location and report from staff. Once we've heard the staff report, the applicant will be given up to ten minutes to give their justification for whatever it is they're seeking today. We emphasize up to ten minutes because we do have detailed staff reports which contain the justification in them, but feel free to add to that if you'd like to do so. I'll then ask if there's anyone who uh would like to speak to the application. If you've not already signed up to speak, um please do so with the clerk um at the desk on your left. Each individual speaker will have up to three minutes in which to speak, but if you represent a citizens association, you'll have up to five minutes. If there are any speakers in opposition, the applicant or the applicant's agent will have um be given up to five minutes rebuttal time.
Once you've spoken, you cannot come back to speak unless asked to do so by a member of this board. Uh with that said, we have uh consent um agenda items to call before we get to the public hearing portion um this morning. Um Today we have approval of our minutes from uh May twentieth, two thousand twenty six and july third, two thousand twenty six. Um as well as a deferral request for Chester Book Swimming and Tennis Club Incorporated. Um with Unless there are any objections, we'll move those um as approved. Okay. Great. Our first public hearing this morning is in the matter of Andrew L Austin, Susan W. Austin, and Sandra Leah Austin. It's SP two thousand twenty six dash BR dash zero zero zero zero eight.

All right, good morning. Good morning, Madam Chair and members of the board. For the record, I am Megan Riley with the Department of Planning and Development. I'm here to present the following special permit application requesting an interior ALU. The subject property is a fifteen thousand square foot rectangular shaped interior lot located at ten seven fifteen Ames Street in the Country Club View Subdivision Fairfax. The property is located approximately four hundred and sixty feet east of the intersection of Ames Street and Route one hundred twenty three on a lot that is predominantly open lawn with some mature plantings. The property and surrounding lots are currently zoned R two cluster and are planned for one to two dwelling units per acre.
The property is currently developed with a five thousand one hundred thirty-six square foot split foyer single family brick and cementitious sided dwelling constructed in nineteen sixty-six. The house sits in the middle of the lot towards the front third of the lot, about thirty seven thirty-five point seven feet from the front lot line and seventy-eight feet from the rear lot line.
