Good morning. The march eleventh, two thousand twenty six meeting of the Fairfax County Board of Zoning Appeals will please come to order. Are there any m matters to be presented by members? If not, I'll review our procedures for those of you who have not been here before. Once your case is called, please step up front to the microphone and I will ask anyone who wishes to speak to that particular case to stand, raise your right hand and face the clerk on on the left to take an oath. Once that's done, the applicant will be asked to state their name and address for the record and whether or not they reaffirm the affidavit as previously submitted. The applicant will then be asked to have a seat in the front row um while we get the location and a report from staff.

Once we have heard the staff report, the applicant will have up to ten minutes to give their justification for whatever it is they are seeking today. The ten minute limit is due to the fact we have detailed staff reports that do contain the initial justification in them, but the applicant can feel free to add to that if they'd like to do so. I'll then ask if there's anyone who would like to speak um to the application. If you've not already signed up to speak, if you would please do so with the clerk um at the desk on your left. Each individual speaker will be given up to three minutes in which to speak. If you represent a citizens' association, you'll be given up to five minutes. If there are any speakers in opposition,

The applicant or the applicant's agent will have up to five minutes of rebuttal time. And once you have spoken, you may not come back to do so again unless asked by a member of this um board. So we have a quorum here this morning. We can get started with our um Consent agenda which items which the consent agenda we has been recently added, um, which is basically just uh list of any routine um non controversial items that don't really require discussion um or amendment. Um And then they're voted on by a block. It's just a time saving efficiency measure for us. Uh today we only have the february eleventh, two thousand twenty five minutes, twenty six minutes, excuse me, and if uh there are no objections.

The subject property is a two acre rectangular shaped interior lot located on the north side of Shady Mill Lane, a private street serving six properties off Fox Mill Road between Bennett Road and Folkestone Drive in the Hidden Valley Subdivision in Herndon. Similar similar residential properties in Hidden Valley lie to the east, west and south and are categorized by a mix of wooded areas and open lawn, with houses set far back from the front lot lines and widely separated. To the north, the lot abuts a large tract of undeveloped wooded land owned by the Fairfax County Park Authority.
