Good morning. The May twentieth, two thousand twenty six meeting of the Fairfax County Board of Zoning Appeals will please come to order. Are there any matters to be presented by members? If not, I'll review our procedures for those of you who've not been here before. Once your case is called, please step up front to the microphone and I'll ask um that anyone who wishes to speak to that case to stand raise their right hand and face the clerk on your left take an oath. Once that's done, the applicant will be asked to state their name and address for the record and whether or not they reaffirm the affidavit as previously submitted. The applicant will then um BS to have a seat in the front row. Or while we get the location and a report from staff.

Once we've heard the staff report, the applicant will be given up to ten minutes to give their justification for whatever it is they are seeking today. We emphasize up to ten minutes because we do have detailed staff reports which do contain the initial justification in them. But please feel free to add to that if you'd like to do so. I'll then ask if there's anyone who wishes to speak to the application. Now if you've not already signed up uh to speak, please do so uh with the clerks at the clerk's desk on your left. Each individual speaker will have up to three minutes in which to uh speak. If you represent a citizens association, you'll have up to five minutes. If we have speakers in opposition, the applicant or the applicant's agent will be given up to five minutes of rebuttal time.

Thank you, Madam Chair. My name's Kevin McMahon. I'm a planner with the Department of Planning and Development. This applicant requests permission to allow a detached two story accessory garage to remain in the front yard, twenty eight point eight feet from the front lot line and seventeen point eight feet from the east side lot line. The property is zoned R one and is an irregularly shaped lot located just west of Hoose Road, north of Lorton Road and south of Silverbrook Road in Lorton. The property is developed with a two story dwelling with four thousand five hundred and twenty three square feet of gross floor area, including a basement. It was constructed in two thousand and eighteen. It's left in the photo.
