to speak tonight? Hearing none, we will move on to item number seven on the agenda, the certificate of appropriateness for the Nedda Distiller House roof replacement. Do we have a staff presentation on
that? We do. That won't be long, I'll pick it. So again, this is a request by the Prince William County Parks and Recreation to replace the existing wood-shaped roof, which has currently severely deteriorated with a new wood-shaped roof. And of course the property is in the Buckland Historic Overlake District. And that requires obviously a certificate of appropriateness application to be completed and approved by you all, the Architectural Review Board, under Section 32.502.05, the Prince William County Zoning Ordinance. And staff is recommending approval for this because it is basically an in-kind replacement of the existing roof. Land use, current land use designated as county registered historic sites and the zoning, the base zoning is A1 agriculture.
As far as the site history, the house was a number of different time periods, the original house is the east wing and it is the section that's on the left side of the screen here because that picture is taken from the back side. The sort of central hyphen and the west wing were constructed in the 1980s. So the original house, the house that was built by Ned Distiller is the east wing of the current west wing. And there in the 2005 architectural survey, I mentioned in the staff report a metal roof with an earlier wood shingle roof. I don't wanna overly complicate matters, but that survey, the way that that survey is written, it's hard to understand what was there versus what is there at the time of the survey, and it almost reads as if that group was there at the time of the survey, but I know in talking with Rob,
He said that he had inspected portions of the roof and it's not there, but Rob, I left it in because I don't know if you were looking at the west wing or the east wing. I was looking at the east wing. Okay, so if that's the case, then it's not there and we don't have to worry about it. At least not in a section that's exposed right now. So if that's the case, based on Rob's observations, that original roof isn't anywhere underneath the existing roof. And of course, the county purchased this property in late December of 2024. which is why they're here tonight. A little bit more of the background. I think we know the story. Rob, you know, came to me with, you know, say, hey, we have to replace the roof, first order of business in the winter of 2025.
I said, is that, that's fine, but can you come to the ARB meeting? He was here in March to talk to you all about the house and some of its needs and some of what the renovations will be, noting that the roof would be the first thing to be replaced. And in September, They kind of finalized plans to bring that forward to the ARB either in October or November. The application kind of came in in October so that's why we're meeting tonight. As far as the new roof details, this is a sample. It's a western red caesar shake roof.
