Today's episode is going to be another share from the weekly Zoom that Fred and I host for our EXP group, next level agents at EXP Realty. I think you're gonna like this. Take a listen.

There's winning strategies right now. I'm on coaching calls all day long. I coach people on my team. I coach people all around the country. And we've gotten far left on what's important to pay attention to. opposed to what actually moves the needle in our business. Okay. And the first one is conversations. You heard Matt talk about it, but I want to go into more detail. Okay. Conversations are the only thing that you should be focused on every single day. There's nothing more important if if you're a team leader, there's nothing more important than you modeling that in front of your team. Because they'll do 50% of what you ask them to do, but they'll do a high percentage more when you do it right in front of them.
But you guys, I know twenty conversations a day seems really scary and really hard. What we push on our team is 10 conversations through the CRM every single day because you'll get another five to ten just talking with your family and friends and people on the store as you should. You should be a walking billboard. Everyone should know what you do. But we say it should be ten to fifteen meaningful two minute conversations logged in the CRM. That's what we count. Because we can say we made made 10, but can you really log it? Can you look up the notes? Can you see where people are? And if you're using follow up us, which we use, it takes all the notes for you. So if you're running a team, those agents aren't adding the notes in.
But the AI will for you. Okay. But the biggest thing is it's sphere of influence, it's past clients, new leads, active leads, open house visitors, people at the grocery store. I don't care if you're in the line at Costco. People need to know what you do. I was wearing a legacy team shirt. I was getting my new membership card at Costco with my wife. The lady goes, Oh, you're in real estate? I said, Yeah, interesting time right now, right? And she goes, What do you mean? I said, Well, interest rates are about to go down. It's about to get really exciting. And she says. Yeah, I'm actually thinking about looking to buy, so I'm not sure what to do. I said, well, do you got a few minutes? I'll literally talk to you about it right here.
She goes, hey Jan, come here real quick. This guy's in real estate. He's gonna tell us what to do next. You guys, there was three people there and I did like a six minute buyer consultation. I got all of their phone numbers. Because people are just curious. And your job is to pique curiosity. and then guide them through the process. Meet them at where they are and then guide them through the process. But if we're not having conversations, it doesn't matter. Back to Matt, he goes, It's gonna be hard. It is really hard. Really hard. But you remember you wanted this. You remember that job that you were at? And when you showed up late, you got a you got a this little slap on the hand.

And if you got three of those, you literally lost your job. Like that's how serious you have to take this. Іць заріяс. You cannot miss lead gen. Period. My my tagline at the beginning was one lender appointment a day. And it was a check a week. Now we focus on ten to fifteen.
